Your Maintenance Fees At Work

Operating your resorts is a lot like running a home. Some expenses are ever present –– from insurance to utilities to landscaping. It’s the reason your maintenance fees are still hard at work, even when you can’t be here to play. Here’s a quick look at what these fees cover year-round:

  • Resort operation costs, suite upkeep, and improvements.
    This includes utilities, interior and exterior maintenance, housekeeping supplies, property taxes, landscaping, and pool maintenance.
  • Suite updates and renovations.
    Soft goods (bedding, linens, furniture, etc.) are upgraded every 3 to 4 years. Full suites (floors, kitchen, baths, appliances, etc.) are renovated every 5 to 7 years.
  • Reserve funds, which are required by law.
    This represents an estimate of the remaining useful life of the items at your resorts, how much it will cost to replace them, how much is needed in reserves today, and how much must be added on an annual basis.

Expect to see savvy operations and enhanced value.
Your dedicated general managers are also responding quickly and efficiently to this unprecedented situation. They’re reprioritizing supply orders, shifting delivery schedules, and optimizing contracts. These actions and decisions will help minimize expenses and improve the long-term financial health for many Associations.

Expect to see renewed spaces.
Small (but mighty!) teams of resort staff are working hard –– and in accordance with social distancing mandates –– to maintain and renew the public spaces, amenities, and suites at your resorts while you’re away.

  • Club Wyndham Royal Vista created a new outdoor kitchen with additional grills for summertime cookouts.
  • Club Wyndham Kona Hawaiian Resort completed beautifully renovated lanais for the ultimate Hawaiian experience.
  • Club Wyndham Old Town Alexandria is rolling out the red brick road as they refresh the front entrance.
  • Across Multiple Resorts: Deep cleaning is underway, along with parking-lot repavement, new landscaping –– and the list goes on and on.

Expect to see yourself on vacation again soon.
