As you prepare for 2026, there is an important update about your Club Wyndham resort collection. Part of managing the individual resorts and the portfolio as a whole means staying rooted in the club’s core objectives — offer resorts in destinations where owners want to travel, maintain the highest quality of resorts, and ensure you have exceptional vacation experiences.
Earlier this year, we shared that we would be working directly with a handful of association boards to evaluate the future of their resorts. A handful of resorts, through their association owners, have voted to cease operations at the end of 2025. In early 2026, you’ll begin to notice changes to resort maps and listings that include removing these locations as options for your points usage.
In addition, a few resorts not listed above have a subset of associations within the resort that have voted similarly, which will result in a consolidation of inventory at those locations. You’ll continue to see vacation options at these resorts, which are Club Wyndham Ocean Ridge, Club Wyndham Pagosa, Club Wyndham Star Island, and Fairfield Mountains.
We consider factors such as owner occupancy, survey feedback, projected maintenance fees, and the potential for significant infrastructure upgrades that may require costly assessments.
From our initial evaluation, we met with the association boards and walked through our review, financials, and projected longer term maintenance fee increases and/or special assessments. We brought in legal experts, and together, we determined the best path for each resort.
Since associations voted to cease operations, maintenance fees for these locations will not be charged for 2026, or factored into the Club Wyndham Access maintenance fees, as applicable.
In partnership with each association, the resorts will be sold. A small team of employees at each resort will continue upkeep of the properties. Each resort will move at its own pace through the legal process required for sale, and each association will remain engaged with the process and their owners as required.
Each owner of deeded inventory at the impacted resorts should have previously received communication earlier in the process through their association and Club Wyndham. We are also contacting owners with reservations at impacted resorts in 2026 to assist with alternative vacation options.
We have many employees whose careers have touched at least one of these resorts and have made memories of their own at these properties. While many employees will relocate to other resorts in the portfolio, some will end their tenure with us as their resort closes.
